Formerly 2040 Lofts, The Marq needed a new identity after it was acquired by a new ownership group. Working closely with the on-site staff, we renamed and rebranded the property before launching a reveal party in the market.
Campus Advantage identified a need for a fall campaign to drive leasing going into the sometimes slow month of December. Together, we created a Cyber Monday campaign to get as many people in the door as possible at one time, which resulted in properties needing to spend less later in the year for campaigns to boost leasing.
Acquiring a new property, changing management teams, and getting CapEx improvements underway are enough to take any staff’s attention away from leasing, but that didn’t stop Dobie Twenty21 in Austin, Texas. With a strategic campaign targeting incoming freshmen, the property was able to boost leasing in the toughest part of the year — the middle of summer.
With students coming in every day for tours and staff constantly following up to secure leases, the Knox Ridge team identified ways they could use support pieces in their everyday roles. Pinpointing various amenities that made them stand out, we worked together to create a toolbox of pieces they could pick and choose from as needed.
